Range Light Partner’s fee development approach is based on over twenty years of development experience:
LAND ACQUISITION: We assist the client and their broker in identifying and negotiating the land site. We ensure it fits the client’s needs and our feasibility criteria and we manage the due diligence to include title and zoning analysis, environmental condition, utility capacity and financing criteria.
DESIGN DEVELOPMENT: We assemble the design and engineering consultant team, negotiate the necessary contracts and guide the design process to ensure the development will be designed to fit the budget.
PRE-DEVELOPMENT ENTITLEMENT: Range Light Partners manages the process of shepherding the project through city hall to ensure that all designs are approved, permits are in place, and that in all aspects it is “good to go.” There is no poorer use of money than to close on land and not be able to build.
CONSTRUCTION AND COMMISSIONING: Range Light serves as the owners representative and schedules regular meetings with the contractor, the design team and lenders to assure a smooth and timely construction. We review all draw requests and upon completion, we monitor the commissioning of the development, the warranties and final payments.
